This 2-bedroom, 2-bathroom second story condominium provides ultimate convenience for everything that Ouray has to offer. Located adjacent to Fellin Park, the home of Ouray's Mountain Air Music Series and the famous Ouray Hot Springs Pool. Take a short walk a few blocks to downtown Ouray and enjoy authentic dining and one-of-a-kind shops.

Relax on the expansive back deck and enjoy spectacular views of the San Juan Gateway and Amphitheater Caldara . A a full day of adventures a propane gas BBQ grill is provided for preparing well-deserved evening meals. Every Thursday throughout the month of June complimentary concerts are provided at Fellin Park, located next to vacation, from 6:00pm - 9:00pm.

The primary bedroom features a Queen bed and private deck facing Fellin Park. The second bedroom features two twin beds. Each bedroom has an adjoining En-suite bathrooms

Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations at least thirty (30) nights, the cancellation policy above increases to sixty (60) days before the arrival date. We do offer travel insurance.

Please note:
Like most properties in the area this home does not have air conditioning, as it is uncommon for homes at this elevation. Area fans are provided to assist with keeping the home cooler. The night time temperatures drop into the 40's, providing a cool comfortable breeze.

We had a Very good stay at this condo everything was so close especially the hot spring waking distance. The only issues was the noise from the equipment look like it was coming from the air vent in the night.

Great Ouray location
We had a favorable impression of the property although it didn’t appear as nice as the photos in the listing (it is showing some signs of wear). Communications with the property management company were very straightforward and convenient. The location was a perfect home base for everything we wanted to do in the area.

A very nice and convenient place.
We enjoyed ourselves in this cozy condo. There were missing screens in half the windows which was too bad because you really need to open the windows here to get fresh air. Strange layout with washer and dryer in the master bedroom and the toilets nowhere near the bath tubs which are both in the bedrooms. The deck is lovely but the tables are filthy and uncleanable.

The location is absolutely amazing and the pictures online do not give this property justice. It was just us two so it was very big, we could’ve easily fit 4 more people comfortably in the space. We also drove our electric car (first road trip with it!) and they were helpful with finding the nearest EV charger near us so we wouldn’t have to worry about finding one ourselves. Every night there we saw wildlife walking in front of the building and we even got to see it snow. Will be staying here anytime we come back to visit.

Nice place, very convenient location
Comfy and reasonably spacious, great location in Ouray. My only quibble with the whole thing was that the disposer and the microwave were broken and I was unable to reach anyone to discuss any possibility of fixing these. I fixed the disposer myself...it was just the cutoff switch....but not having a microwave was a bit of a pain. Hopefully if there was a real issue someone would have responded but it was annoying that no one called me back.

Location next to park and hot springs was perfect and walking distance to Main Street. Place is tired and outdated and carpets have numerous stains. But I was aware of this when we booked. Washer and dryer in master bedroom is also odd, but again we were aware and can’t knock it for that. Great views from the front and back balcony, but side lot looks like a small junk yard. With a little bit of reno and updating this place could be outstanding. Saw many deer off the back deck, quiet neighbors, who I assume live there. No AC was not an issue at all, plenty cool at night with windows open. Overall we had an outstanding week and we would definitely rent this unit again as we loved the location and the price was very reasonable.

The bad absolutely out weights all the good. It’s like the owners just gave up on trying with this place. Everything is old,sad and tired.Carpet is filthy,regulating the heat? Forget about it. I highly recommend you just keep looking. We took a chance with the pictures we saw online and went with what we thought would be a better bargain,everything in Ouray is expensive. It’s definitely not worth saving a few bucks in. Actually got worse the longer we were there. Just pass.

Excellent location, wonderful contact at the property management company.
The property has a perfect location next to Fellin Park and is a short walk to Main Street. The mountain views are beautiful from the spacious back deck. The back deck has some new patio furniture, and it was a lovely place to work or read. We also enjoyed the gas grill for cooking. This property has so much potential!! And Monica at the property management company was wonderful with suggestions and information. Overall the property, appliances, and furnishings desperately need to be updated. The twin beds are uncomfortable, as is the mattress on the sleeper sofa. My adult children opted to bring and sleep on their own air mattress. The kitchen is overstocked with too many old pots and pans, old broken utensils, limited silverware, (we purchased a set of silverware from Walmart and left it there), and old dishes. We prepared meals everyday, so the poorly equipped kitchen was disappointing. I spent more than an hour disassembling and cleaning the stove range of layers of old grease in order to alleviate a phantom odor. I never are solved the phantom odor by the stove and sink. A thorough inventory would go a long way to bringing the property up to par commensurate with the rental rate. This property has such potential!

Relax in beautiful surroundings
My husband and I traveled with my 18-year-old son and his 17-year-old buddy. We loved the area and the town, everywhere you look it is beautiful! The condo that we stayed in was very nice and the view from the back deck was magnificent. This was our favorite spot to relax, have coffee and eat some meals. The weather was beautiful which was a great bonus. The condo was laid out nicely with our bedroom on one side and our own bathroom and laundry area. The boys had their own bedroom and bathroom on the other side of the condo, which was perfect for us. I really like the way our bedroom was laid out with the bathroom and the laundry as well as our own little deck that looked out to the front. There was a nice park right out front. The boys could play basketball. We enjoyed going to see the fish in the koi ponds as well. We also love the hot springs! It's nice that it's all within walking distance. We also enjoyed the river trail and the boys hiked the perimeter trail. We all love the beauty of the area and made the trip from Connecticut. It was definitely worth it. The accommodations were perfect for us. We would love to go back!
