Villa Dania comprises of four large double bedrooms including two master suites with en-suites and two twin bedrooms. There is a large family room which has been beautifully furnished and includes a comfortable lounge area and both formal and informal dining options.

For your entertainment the villa boast a fully equipped games room complete with a seven foot pool table and table foosball.

To enhance your dream vacation, step outside the patio doors to discover a fantastic swimming pool and spa set in a large extended sun deck with a south and west facing aspect to maximize the sunlight throughout the day.

A child's safety fence is installed for your family's protection and with 4 sunbeds and tables and chairs for 8 people you can easily find a place to enjoy the Florida sun. The pool/spa can be heated if required and has underwater illumination. As the pool faces a conservation area with no rear neighbors your privacy is protected.

The villa is located in the exclusive gated community of Aviana Resort, Davenport, Florida. Aviana is a tropical 46 acre paradise with resort-style amenities and surrounded by a wildlife conservation area

Our villa provides the perfect peaceful and idyllic – yet central – setting from which to enjoy your vacation and explore the variety of attractions and activities that Florida has to offer.

Loved this villa
We stayed in this villa for 24 days and it had everything we needed for this longer stay. The bed in the master bedroom is one of the comfiest I’ve ever had and this is a huge deal for me. We’ve had several holidays ruined because the beds were uncomfortable. The television package also has HBO which is nice if you’re having an evening in. We initially had issues getting the tv to work and found it impossible to reach the property manager. We contacted the home owner and it was resolved quickly after that.

A great vacation in a new way
The property was wonderful. We never stayed at a property owned by a person and managed through a company. The communication was easy breezy the neighborhood quiet and this particular location placed us in a nice position to see great sunsets.

Great place for family stay
My family had a lovely stay at this property. Peter is a great host and responds quickly to any questions or concerns. The property was maintained well and the beds were comfortable(!). When we booked the place, we were looking forward to hearing the croaking frogs (see other reviews), but alas, it was not their season. However, the back of the property faces a nature preserve of some sort, and that was truly nice view to have while swimming or relaxing on the deck. We appreciated that there were quiet hours in this complex and did not have any issues with loud noise during the quiet hours. Highly recommend for a family that is seeking quiet at night, loves Disney (approx. 30 mins away) but wishes to be away from all of that Disney traffic and hullabaloo.

Excellent location, quiet and clean house
The house was very nice and was fully stocked. The pool was great, probably our favorite part of the trip. The gameroom was too warm during the summer to use and the pictures were outdated (no air hocky table), but we spent most of our time visiting surrounding attractions anyway. We enjoyed our stay and would stay here again!

I would definitely stay here again. The 4 bedrooms and 3 bathrooms accommodated everyone in my family! There was a small issue with the pool but it was fixed by the owner within hours. Had everything there that was needed.

This house has a great layout, and the community has great resort amenities that met our families needs with younger children. The kitchen was well stocked with cookware but don’t forget your spices. Also had plenty of towels and the garage games were in great condition.

Great Stay!
This place had everything we needed, loved the sunsets at the pool deck! It's a little further from the parks then properties we had in the past but it did not really bother... 15min or 30min drive, we did not feel to rush things as it was vacation time :-) Great communication with/from the owner and very considerate when our check in hours changed.

We drove from Canada for nice weather and Disney. The property is close to all the theme parks. The house is beautiful and contained every amenity. It was clean, spacious and well cared for. We went as 2 families of four and the kids had such a blast in the pool. Would stay again!

Had ants in kitchen and bathrooms. We were told that that was to be expected as the ground was dry. Not so. Carpeting needs to be replaced as it was tearing away from edges and was very dirty and stained. This house needs updating bad.

This is a great property. It's clean, in a very nice quiet neighborhood, and fun for all ages. I particularly liked the heated pool and the game room. The owner was easy to communicate with and very fast in responding. I would stay here again the next time I'm in Orlando.
