Lovely home
This was my first time using VRBO or anything like this and I had a good experience. The house is beautiful and right on the Ocean. The communication between VRBO, myself and owner was great. Everyone was available anytime I had questions and responses were almost immediate. Everything worked in the home and we had no issues with bugs or animals even at night. The check in was easy and finding the house was a cinch using Google Maps. The location was fantastic and we felt safe. The reason for 3 stars is the pool had not been cleaned and the furniture outside was dirty. The pool did get clean the next morning. It still was an amazing house and location and I’d definitely recommend and stay there again.

Disappointing Experience- Neglected Condition of the Villa
Our stay at Kaiyo Villa receives 2 of 5 due to the disappointing condition of the property. Despite its excellent location and the appealing layout showcased in the online pictures, the reality was a stark contrast. Pros- The villa's location is undeniably excellent, offering stunning sunrise ocean views, and terrific location. The layout of living spaces is well-designed, providing ample space for our family of 2 parents and 3 adult children. The kitchen is decently stocked. CONS Maintenance Issues: The property suffers from significant neglect. Small issues accumulate, leading to an overall disappointing experience and poor rating. EXAMPLES:The shower drains are clogged, resulting in standing water. Non functional washer and dryer, contrary to the listing. (Owner did arrange for laundry pickup).The toilet seat cover in the main living space's bathroom is broken. Door of master closet off its track (since Oct-23 review) preventing use of drawers inside. Exterior paint is peeling; woodwork appears weathered. Pool tiles are falling off. Unsightly and broken pool cleaning equipment in plain sight.Several furniture pieces are stained, and some advertised in the pictures are missing.The bedding is of low quality, onlt 1 bedroom had a comforter/ shams. The overall feel of the house is that of neglect. It lacks the warmth & care one expects in a luxury vacation home. The lack of maintenance and attention to detail overshadowed our stay. We can not reccomend the Villa.

Beautiful villa with attentive hosts - would strongly recommend
The property was lovely, beautiful and clean - with high end amenities. It was a perfect house for a trip with friends to celebrate a milestone birthday - with each of the four bedrooms having ocean views and feeling special in its own way. Paul and Jerina also went above and beyond in helping coordinate our stay. Would strongly recommend!

Christmas getaway
We had a wonderful visit to your property. It was just as advertised lovely, clean well appointed. Used the kayaks to get to the Tiki Bar that was a real treat. The pool was clean and warm. Our only issue was upon arrival we did not have the code to unlock the door. After a call to the host they gave it to us and no problem.

I have to say the place alone is a very beautiful, but they tend to not let you know what is wrong with the place like the master bedroom closet being broken or the toilet in the living room area not having a seat and I believe I read this in another review but they let you know about 15 minutes before you arrive that the outdoor couch is dirty but overall the view and amenities were amazing if you're on the thicker side like myself I would be careful with the outdoor seats they are old an when one broke on us an the charge was $375 the location is pretty nice but the people out there don't know how to get to the home so I have to like direct them

One of my best stays in Providenciales
I can't say enough wonderful things about this property! I stayed here with 7 adult friends for my birthday. The waterfront views, spacious bedrooms, modern amenities, comfortable outdoor lounges and pools... everything was perfect! Jerina and Scott were extremely communicative and when there was an issue, they sent over a repairman right away. I would highly recommend!

Perfect place !
Location, house, amenities, everything was perfect! Great host and the most beautiful views. We had just come out of a horrible experience with a Canadian internet startup that poses as a host (Angel Host) and spent hours talking to AI instead of a person but thanks god we changed to this one.

Amazing just like the pictures
Our stay was amazing not only did it look like the pictures but the view from every part of the house was amazing. The house came with everything all cleaning supplies more than most places and all of the kitchen supplies you will need to cook. The address was a little tricky to find on gps you will have to Google the link. I wish it was more light at night in the back yard. That’s my only complaint.

Great place
We stayed 5 nights, 2 families each with 2 kids. The space was fantastic (photos do not do it justice). The house is clean and very spacious with very comfortable beds, the two rooms upstairs have unreal views with a lovely balcony. The deck/patio area are excellent for lounging and with a good sized pool. The water access is great, loads of paddle boards/kayaks, we kayaked out to the tiki bar and did some general exploring, really fun and the water is so shallow that it’s very kid friendly. All in all fantastic, we will be back!

Amazing Holiday Vacation
Our traveling group of 8 people truly enjoyed all aspects of our stay at Villa Kaiyo for 14 nights. The convenience to Grace Bay and beautiful setting on a small bluff overlooking the water right next to Long Bay couldn’t be beat. The pool and sun deck on the bay were great and the house was comfortable for all of us. Look forward to coming back again next year!

I brought my husband and five kids, ages 8-22. The property was awesome. The grounds are lovely, the beds are very comfortable, the pool was refreshing and clean, and the kitchen has everything you could need. It’s not a typical rental with the worst quality items; thought and care was put into furnishing and stocking this home. Central to everything we needed, but secluded and private. Absolutely loved it!

Perfect weekend away
My husband and I, along with two other couples, spent a fun, relaxing weekend away at this beautiful home. The house was perfect for our group. All couples had their own bedrooms/bathrooms. The views were amazing! We spent a couple of late nights by the pool looking at shooting stars. We rented a car and were able to go to the beach, catch a water taxi to the tiki bar in the ocean that is visible from the house, and venture out to some good restaurants. We plan to bring our family back for another stay at some point. Highly recommend this home and location!

Amazing home and TCI is so cool!
This was for my 40th B Day. This house is stunning. The people in this country are very friendly. This house is the ultimate in relaxation and in the perfect spot. This is on the side of the island you want to be. The constant breeze keeps the bugs off you and keeps the temp pleasant. Also, the Captain Oaks Tiki bar is about 400 yards directly in front of the house in the ocean. We hired a chef to come cook for us which is a delight. You can eat outside or inside with the doors pushed all the way open. The house is very open and airy. You will need to shop on your way in and there is a grocery store on the way from the airport. Liquor store too, but then we realized that they had liquor in the grocery store, so save yourself the trip and just hit the grocery for all your needs. The house had several paddle boards if you want to get out on the water and it is very close to some great restaurants. We rented a car to make it easy to get around, so going to eat was never more the 10 minutes away. You just might need some preparation on the navigation as you cant rely on the internet or cell service to support your phone. All in all, Will be back!

Absolute Paradise
The house, the property, and our hosts exceeded our high expectations! The house is perfectly set up to enjoy the spectacular ocean view from every room, beautifully adorned, comfortable, and immaculate upon arrival. The outside space is the perfect place to stop the world and relax on a deck lounge chair, swim or simply float in the heated pool, snorkel or swim in the ocean right off the back deck, and enjoy a great meal with family and friends. Our hosts were most helpful in planning our visit, immediately responsive to questions, and genuinely kind. We had a wonderful visit!

Five Days in Paradise
Our stay at this villa was everything we had hoped for and more. Situated right on the water on Long Bay with stunning sunrise and coastal vistas, a gorgeous pool, spacious deck and patio, and easy access to the water below for snorkeling, kayaking, paddle boarding and jet skiing, this property is the perfect spot to enjoy everything that the island has to offer. It is only 5 minutes away from the Shore Club and a 10 minute drive to Grace Bay beach. The kitchen, living room, and bedrooms were all immaculate, and our host, Jerina, was always available and quick to respond to any questions we had. We will definitely be coming back to this A1 property to create more memories and we would highly recommend it to friends and family visiting the island.

What a great place
Loved Long Bay, the villa, and Provo - all of it. Paul and Jerina are super helpful and the house is very nice. They were very helpful with suggestions, directions, and any information we needed. The location is awesome and walking down the steps and into the water is as good as it gets. Thanks for the great stay in your house. Check out the tiki bar, and paddle out to get there!

Serenity by the Sea
Our group of 8 had the most amazing time at Kaio Villa. We arrived at night and were blown away upon waking up to see the sun rise over the ocean the next morning. The panoramic views were incredible. Within just a short paddle from the house is a floating tiki bar in the ocean, which is a blast. We hired the company Wake 2 Wake for a day of water sports that was a ton of fun. The house lay out is spacious, clean, modern and perfect for 2 families. It is advisable to rent a car but be forewarned that you will need to drive on the left-side of the road and the road conditions can be variable, so drive with caution. The driving ended up being pretty fun once we got used to the rotaries and potholes! We would do daily excursions to snorkle, go to restaurants (highly recommend Coco Van), and go to Grace Bay (a short drive from the house), and then head back to the peace of Kaio Villa. We hired a private chef and his amazing team to cook two memorable dinners for us. The food was amazing and the service and hospitality was first class. We have rented homes many times and this one ranks at the top. One thing that we particularly appreciated was how comfortable the beds were, including the linens. The kitchen was fully stocked and had everything you would need. The people of Turks & Caicos are incredibly warm and friendly and really appreciate your presence on the island. Everyone made us feel welcome. The Islanders are very environmentally and Covid-conscious. Jerina was terrific to work with and provided many excellent recommendations for a chef, a baker (our daughter's bday was during our stay) and restaurants. This was the best way to end 2021 and we hope to be able to stay at Kaio Villa again in the future.

Holiday in the sun...during COVID
Our family had an incredible stay at the home of Jerina and Paul. They are wonderful hosts and had delicious champagne waiting for our arrival. Everything was COVID safe for check-in and they also had ample masks and sanitizers for us. The turquoise blue water lends itself beautifully to the contemporary nature of their home. We had to pinch ourselves at the magnificent Caribbean sea cliff view. The housekeeper, Lonnie was terrific and personable. The rooms were large and all had decks. It was terrific to have the option to dine inside or outside. There were many kitchen items and appliances for us to use. Everyone had an outstanding stay and we wouldn’t hesitate to recommend it to friends or come back ourselves. Our constructive criticism is that the pool should be better heated (it was cold), steak knives for the kitchen, and a light fixture that stays on by the barbecue (it is on a motion sensor timer). Other than that everything was amazing 10/10. Jerina was amazing and quickly responded to any questions we had related to the house or the island and gave us great recommendations.
