As you step inside, you'll be greeted by a charming sitting area on your left. Bathed in natural light from the large windows, this cozy space features two comfortable chairs and a sleeper sofa, offering additional sleeping arrangements if needed.

Adjacent to the sitting area, you'll find a stylish dining table that comfortably accommodates six people. Situated conveniently next to the dining area is the modern white kitchen, equipped with a gas and electric stovetop, oven, microwave, dishwasher, and a handy Keurig machine. The cabinets are fully stocked with all the essentials, ensuring you have everything you need to prepare delicious meals during your stay.

Towards the back of the home, you'll discover the inviting living room. This relaxing space boasts a ceiling fan, a plush sofa, an accent chair with a footstool, and a smart TV for your entertainment. A convenient wet bar is also available, perfect for mixing up your favorite drinks. All guests must sign our rental agreement as mandated by Indiana Law.

🔹 The minimum rental age is 21. A picture ID must be provided to Newman Hospitality no less than 72 hours before arrival.
🔹 An accurate guest count must be provided
🔹Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
🔹 No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
🔹 Quiet time is from 10pm - 8am
🔹 No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
🔹 This property is dog-friendly with an additional fee, per pet. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).
🔹 Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
🔹 The property must be locked and secured when guests are not in it.

Mail:

Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Cleanliness:

This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.

If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.

Late Checkout:

Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.

If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.

Same-Day Bookings:

Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from Newman Hospitality. We will ask you to provide information on your group and the purpose of your stay.

If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.

Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Internet/Cable:

Newman Hospitality is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.

The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Copyright Infringement:

Absolutely no illegal downloads. We will charge $50 if discovered.

Privacy:

This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.

Pest Control:

Please note we have rigorous pest control on all of our properties. Due to the beautiful tropical climate Florida has, it sometimes brings bugs. To find some is not uncommon and is something every south Florida home deals with. If you see a large amount any of our native “friends”, please take a picture or give us a call

Starter Supplies

We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.

Perfect Stay
We really enjoyed the house and it was comfortable for 5 adults. The location is very convienient to Louisville and to "hit" the Bourbon Trail. There are several nice restaurants and stores near the home which was very nice. We would stay again.

Fall break vacation
Our stay was overall comfortable and enjoyable. Easy check in and check out. There were a few small things broken when we arrived but nothing that affected our stay. The host even offered to fix them during our stay. Beds were comfortable. House had all the day to day items needed. The basement was a bit spooky.but our teen slept there with no complaints. Overall good stay.

Exactly what I expected. Nice quiet location. Host was easy to get ahold off and fixed all issues promptly, even asked permission for the handyman do enter the property to fix an issue we had with the toilet in main bathroom. Exactly as advertised. I would stay here again.

Absolutely Terrible
This property was very disappointing and unacceptable. The condition of the property is not good. The floors were filthy! While walking on the floor, your bare feet were black, socks covered in black. The basement area was like a dark dungeon, grandchildren thought it was creepy, no way close to what was represented in the pictures. We had problems with Internet (this may have been a provider issue and you did try to resolve) Had internet issues during entire stay Dryer did not work Broken patio chair (we almost had an injury) Broken dining room chair (arm stuck on to make it look ok) Broken kitchen chair (several more downstairs) Pictures show a grill, actually a Blackstone which was too rusty to use. Ripped sofa in area. Neighborhood is very rundown, nothing you can do but if potential visitors are aware, I think you will have booking issues. Broken closet doors (upstairs and basement Ceiling fan and light did not work, which made us uncomfortable with electrical, along with dryer issue (Maintenance person said dryer breaker was not the one marked) (I have photos of the neighborhood and condition of the property if you would like to receive) We would like for you to consider a refund on our stay

First time visiting this area. What we wanted to see was close to this house. Bedroom’s were great for 3 family’s 3 king’s 1 queen. Liked the 2setting areas. Had a flat stone grill which we cooked every meal on. Carport was great to get our vehicles out of the sun on the hot days

Great spaces & location!
This property had all the right spaces we needed to enjoy our quick trip to visit family in the area! Our group of 8, ages 18-74, really enjoyed the layout and openness of the nicely updated house with plenty of seating and space in the main living and kitchen areas and a nice separation for the sleeping areas. The yard is huge, which was great for privacy, yet located in a nice neighborhood where we enjoyed morning walks. The large covered parking/car port outside was super convenient for our rainy departure as well as we easily loaded up our 3 vehicles all at the same time. We drove into Louisville several times with ease, within 15 minutes.

Great family gathering spot
House had nice open rooms for family socializing. Issues and questions were responded to quickly. Easy to get to Louisville and areas. Nice bathrooms/showers. Minor negatives: you are dealing with a “company” rather than an individual owner. So there’s less flexibility. We needed a couple extra hours for checking out due to family flight times. Company wanted to charge more than $100. In the end we were allowed a couple extra hours because we purchased gas for property grill (tank was empty when we tried to use the grill). On arrival the driveway/patio were covered with leaves. Company sent out someone to blow off. A day later, after dark, someone came and cleaned leaves on roof/gutters which recovered patio. Quality of kitchen knives poor. Not many lamps for light. Sort of minor negatives. Overall positive. Kitchen was stocked and nice for cooking Thanksgiving. Two stoves/ovens, nice refrigerator, bar fridge, etc. Great clothes washer/dryer. Despite minor issues, we would stay here again.

Great house
Traveled with two other guys from work. Enjoyed having your own space while still having the common areas. Nice kitchen and restrooms. Neighborhood is very quiet. Only thing I would change is the couch and chair in the family room with the tv. It is not comfortable at all to sit and watch tv. Other than that it is a great place to stay.
