Great stay and location to Zion
We had a great stay at this comfy house. It was a good location for trips to Zion and Bryce, plus some local attractions such as Sand Hollow State Park. The views from the house were great, everything was comfortable. We had everything we needed. We loved hanging out on the swings after a day of hiking and our teen boys enjoyed the tennis court once it cooled down in the evening.

Zion Trip
This was a nice home base for our week stay. We were able to cover parks and tours in Nevada, Utah, and Arizona.
The house was a quiet retreat after long days of exploring. The private basketball/tennis court was an added bonus for our children. As well as the game room. Views are amazing!

We enjoyed our stay. The drive to Zion is easy and it was nice to have a grocery store right on the way. Nice to have a quiet place after the crowds in Zion. Kids had fun. Best part was breakfast on the patio and coffee in the loungers.

A lovely hideaway
Overall I and my family were completely excited to stay at this property! The house itself was aesthetically unique and so comfortable. The views were outstanding, and we loved playing tennis everyday!! The only drawbacks would be that the landscape maintenance had been overlooked for a long time and high weeds were everywhere. The jacuzzi tub in the bathroom only had cold water, at least while we were there, so we couldn’t use it. These two things however, would not keep me from reserving the home in the future, it was delightful to stay there!

The property is massive and the home was perfect! Plenty of room for large families! 4 bathrooms was perfect for getting ready in the morning.
The views are amazing… no matter what direction you look there’s something beautiful to see.
The toiletries and Kleenex in each bathroom is nice. No need to bring shampoo and conditioner.
The game room is a bonus! And the covered patio area with hammock swings was perfect to take in the sunset.

Great property, super quiet and private. Enjoyed the private tennis court with night lights and the amazing views. Great TV room set up. The Disney Plus and other paid subscriptions provided with the rental is a nice touch. Recommend the play room with pool table, foosball, air hockey and other games including an arcade style pinball machine. Property was clean and had everything needed for an extended stay. Would definitely stay here again.

Loved the big patio table and cozy living room. Lots of space and property feels very private. Feels like a lived in vacation home, but also very clean and comfortable.
Following up on the “lived in” aspect, the railing on the back patio is not very secure, and one of the bathroom doors attached to a bedroom only locks with a single tiny hook that latches onto a hole in the drywall.
If these repairs were made, would book again!

Amazing family vacation
This property was our base camp for a family vacation. We visited Zion (about a 45 min drive) & Bryce Canyon (about 2 hours away) which were amazing and phenomenal. We also scheduled a tour of the Peek-a-boo slot canyons near Kanab which was worth the 45 minute drive in a different direction. We had a large group of grandparents, parents, and children between the ages of 10-17. This house helped us spend time together. The outside table was a great place for lunch- and fit all of us comfortably. The grassy area out front was a favorite spot for morning coffee, and the kids lived in the game room when we weren’t at one of southern Utah’s amazing national parks. And the views from pretty much every spot of the house were jaw dropping at every time of day. The kids said one of their favorite moments was lying on the driveway looking up at the stars one night. This was the perfect spot for our multi-generational family vacation.

Secluded gem
Very secluded house with great views and ample space for large groups. The house was very clean and had great amenities - both that were and weren't fully highlighted on the listing. For example, the tennis court is a 10sec walk from the house, and rackets + balls were provided, the kitchen was well stocked with essentials (oil, spices, salt), and the views of the surrounding southern utah buttes and landscape were stunning and visible directly from the porch of the property.
The location of the property was perfect for us. Getting to Zion is quite easy, and took us ~45mins in the morning. We also went to Snow canyon state park ~1hr, Red Canyon Slot (peekaboo kanab) ~1:10 and coral pink sand dunes state park ~40mins. The driving is stunning as you are surrounded by the beautiful landscapes that make the drives go by in a flash.
Our only complaints would be that some of the items in the game room were not in great condition (pinball is broken for example). Additionally the bathroom nearest to the entryway to the house was in need of some structural TLC (peeling wallpaper, soft spots in linoleum) and the toilet made a very loud and annoying whining sound for several minutes after being flushed - I would recommend that the property management company get a plumber out to fix this issue in particular.
Overall staying in this property was an amazing experience and I would highly recommend it for all manner of trips!

What a View!
We stayed at The Smithsonian for six nights. Apple Valley is a great location to get away from it all but close enough to the major sights to travel to the various sights in the area.
The house was clean, wonderful, and spacious. We'd sit out back and enjoy the views of Zion, especially as the sun rose and set. We made a fire and had fun stargazing one evening too.
We would gladly return to The Smithsonian again should we have the opportunity to continue exploring Utah's beautiful countryside.

Great house with amazing views
This house was so unique and was placed in a beautiful landscape of Utah. It was great for the group of friends who were traveling there to do the Narrows Top-Down! House was clean. We had some issues with the AC during our last night but we messaged Frank and he said he would have maintenance look into it. I would totally stay here again!

Comfortable house, wonderful views
We enjoyed our stay, sitting on the deck taking in the views of Zion and Smithsonian Butte. The kitchen, snug as described, had everything we needed and was easy to work in. The living spaces were well-furnished and great for relaxing. We picked up groceries in Hurricane before our arrival; it's a relatively short drive so it would have been easy to resupply if we'd needed to. Frank was very responsive to the questions we sent mid-stay.

Private, Cozy, Clean...Wonderful!
We recently stayed at Frank's place for a family trip to Zion National Park and other nearby sightseeing. At the end of our time there we were sorry to leave because we had enjoyed it so much. My husband and I stayed in the main house master and my mom was in the casita. They are in separate ends of the house so we each had our own space and privacy, but we could spend time together in the lovely living room and kitchen. We enjoyed making breakfast each morning and looking at the views while having coffee. The house is more than thoughtfully stocked which was great for fly-in guests like ourselves so we're not constantly running to the store for basics. The love Frank has for this home shines through and I would recommend staying here for any family group looking for a Zion vacation.

Family Reunion Retreat of 14
The Smithsonian Retreat is very well accommodated for large families and we found it mostly as described in the VRBO/Home Away advertisement. The following is a room by room assessment designed to provide some feedback to those that wish to stay here. This assessment includes a few "nitpicks", none of which would change our mind to stay here in the future.
Internet service: DO NOT touch the white Google devices throughout the home as these provide the internet service for the home. We did this by mistake and inadvertently wiped out the system by touching the small reset button on the back of the main device located in the kitchen. Frank, the property owner, had to walk me through a rather painful reset process.
Kitchen: The kitchen is very well stocked with plenty of utensils, pots and pans, coffee maker, toaster, etc., but is quite small compared to the rest of the house, allowing only 2 adults inside at a time. There is also no dishwasher, which is inconvenient as you are forced to hand wash everything. The microwave is situated up high, over the bar, which makes it inaccessible for small children unless they crawl up on the counter or on a bar stool from the other side.
Living Room: Very large room with huge sectional sofa, 2 matching recliner chairs and a large TV just as you see in the photos.
Dining Room: Seats 10 very comfortably at the huge table with another small table with stool seating for 4 more.
Front bedroom has a queen bed with an ensuite bathroom and the other bunk room sleeps up to 6.
Mid house bedroom: Bunk room arrangement, sleeps up to 5 with a trundle bed and blow up mattress and an ensuite bathroom. Reasonably sized bedroom for 3 occupants, but can do 5.
Master bedroom: Very large master with a cavernous ensuite bathroom. Has 2 reclining chairs at the foot of the king bed that we used as sleepers and to watch TV.
Game room: Air hockey table was broken and unusable. Darts were fun, but many had broken flights and were unusable. Need extra sand for the shuffleboard table. Retro pinball machine was cool; however, the ball return doesn't work. Some instructions for it would have been extremely helpful.
Grounds: The grounds are very nice with the tennis court/basketball hoops and appear in real life as they do in the photos.
There is no onsite property management so if you have any maintenance issues, you will need to contact the owners, who are very responsive. We would definitely stay here again!
