Old hotel very near to Ta Pae gate
Excellent location very near to Sunday night market.
Hot water not consistent. hot water turned cold suddenly. There is No lift so those with heavy luggage might have difficulty.
There are 2 floor levels within the room which is a danger at night.
The room was a little less than clean. A bit run down for the price but great location for night market and food. Wifi was good.

Great Budget Stay
Good hotel for the price. Room was clean enough, little run down but all in all a good stay. Breakfast was reasonable and service was excellent! Great location close to Old Town and the Thae Pae Gate. AC worked almost too well, but the fan was a nice addition/option to have. Bed is typical SE Asia bed, very very hard, but to be expected I find on this trip.
This is an excellent location. Easy access to everything.
Food, shopping, and all forms of transportation were readily available. Only negative is that we had a room on the street and the bar across the street had loud music until midnight.
Great location, very quiet even though it's on a busy street.
The only downside was that the power kept going out in my room and I would have to ask them to reset it at least once a day.
Nothing good to say, The courtyard area was the best part of the complex,the rooms were very bad, shower had only cold water,management not interested in fixing the problem. Would not recommend .

A pleasant stay with easy access to all the attractions of the old city of Chiang Mai. Whilst the rooms are older they are pleasant and set in a courtyard with older world style verandahs and gardens. A pleasant place and certainly good value for money.

Hotel was so so
There are pros and cons with this hotel. It's cheap and the location is great so that's a plus. There are a bunch of tourist restaurants and cafes all around (at tourist prices compared to local Thai places) and the Night Bazaar is about a 10-15 minute walk. Also, you can walk to the river and other places easily. The furnishings are a bit dated, the blanket and towels are a bit worn out. Also, I didn't like the bathroom because the shower area and the toilet area is together so the bathroom floor is wet and you're tracking dirt in with your shoes when you use the toilet. There's no safe to lock your valuables. The fan and AC was good. It's relatively clean and much better than a hostel but don't expect luxury or have high standards.
First off, it is a budget hotel. Premium bedding as in the multiple choices to fill in in this review page, no, so don't expect great. It caters to people on a budget and Thais so the price is good. The room I had was clean and overall it was a good budget hotel and the staff that I met were delightful. They all spoke and understood English in varying amounts and communication was not a problem. The location cannot be beat and the hotel was well maintained and clean. The Hyatt or Hilton it was not but would I recommend it, absolutely! I hope to return next year on another vacation and I will definitely stay there if I return to Chiang Mai. And there is a Starbucks literally steps away but I would recommend Black Mountain Coffee a little further away (150 yards/metres through the Thapae Gate. Cheaper and I prefer their coffee

The hotel should be labeled more as a hostel. Its saving grace is the location. It's located right outside the Tha Pae gate. The staff was very friendly and helpful. The bathrooms were very moldy and simply old.
Room was comfortable but not luxurious. Outdoor area was the nicest part of the hotel and the accessibility walking distance to everything was ideal. Stayed 2 extra nights after arrival. Staff was friendly and helpful
Only good thing about this hotel is location. Other than that, terrible, I can say this is the worst hotel in my life. Room completely dirty with cockcroach, thin curtain that cannot block out the light, and they leave a light turn on a whole night outside my window and making for a very difficult sleep. Hotel staff tried to overcharge me for taxi to airport.
Great place to stay for nightlife or anything else
This was a great place to stay for me. It is next to the nightlife of Chaing mai. The rooms are located in the back and mine was very quiet. I stayed here for two nights had great sleep. The rooms had solid ac but if you turn the fan down to low it will ice over the coils. They close the parking at 23:00.
I stayed here for 2 nights but i made a double booking in error for my last night. I told the hotel about the error made in the booking but once they had my money they strictly refused to refund me the night that i never stayed. Also they advertise free breakfast on hotels.com but the breakfast is not free nor included
It was good value for a mid-low budget hotel — pretty much what we expected. Very helpful personnel. Our only real complaint was that breakfast was very disorganized and pretty dull — soft, white sandwich bread. Only fruit was water melon. Everything was depleted before replenishment.

Great location
Hotel is well situated next to the Tha Phae Gate to enter in the old city and the Sunday market. We also walked (approx 15 minutes) to the night market & bazar. Staff is very nice.
