This lovely 1 bedroom guest house is atop owner's detached garage, with private entrance and parking, centrally located only 5 blocks to Pearl Street and across the street from C.U. and Naropa. A short walk to coffee shops, restaurants, grocery, laundry mat, wine shop, etc... (see photos for adjacent amenities)
500 SF size, with separate bedroom for 2 including queen size memory foam bed, 100% cotton sheets sofa love seat and furnished express kitchen with convection / microwave oven, 2 burner stove, sink, full size refrigerator, sorry no dishwasher or washer/dryer. Full bath with tub/Roman shower combo (please see photo as this is a bit different style and NOT full head height), Smart TV and premium sound with fast WIFI. Convenient and private parking space for one full size car or SUV only, otherwise on street parking - with permit provided upon request. Quiet and efficient wall mounted air conditioning. Building includes fire sprinkler system and carbon monoxide detector. Two bikes, helmets and locks provided. No pets and no smoking.

Lively little spot in the heart of it all.
My wife and I flew out for a few days to see our son, catch Coach Prime and shop in the Pearl. Perfect location, exactly as advertised. We had no need to contact the hosts as everything was as expected. Just big enough for the two us and in a great location.

Very comfortable, very clean and conveniently located private apartment. Unless you are very short, you cannot stand upright in the shower. This could be a challenge for older or very tall guests who can't sit in the tub.

Great little place! - read the description on the shower
Great place that is centralized to boulder. Easily accessed both pearl street and CU campus. Only about a block away from Snarf Burger which was good! The private parking space was awesome and really convenient. The description says that the shower is a roman shower and the pictures accurately desceibe the height. I missed that detail, so dont make my mistake. Still an awesome place!

Very nice place, well thought out, well located to downtown, everything we needed. Two small downsides: 1. the "Roman" shower means sitting in a small tub with handheld shower nozzle, with very low ceiling under the roof eves. Fine for those with agility, but not for anyone with mobility issues. 2. We had loud partying noise from neighboring house one of our 3 nights, but the hosts gave good instructions on how to deal with should it happen again the following night--thankfully it did not re-occur.

Short and Sweet
My stay was for 3 nights. The location is very good, convenient to many nearby attractions. My only complaint is the shower. And it's a big complaint actually. I am 5'11" and had to sit in the tub in order to shower. Only a toddler could stand in this shower. If you can live with this, you'll be fine. But that said, it would be the reason I would seek a different place during my next visit. Greg (the owner) was great, but these comments should be honest. And this one is.

Clean not functional
The place was clean but details would keep me from coming back. The two biggest A shower that you cannot stand in. The show was built on an angle so you have to sit in the tub that is also very small, soooooo badly designed. The second is the party that was going on 10 feet away, while this may attract some, since it is in the heart of college town, not exactly what I was looking for after a long day. They also need a better mattress, this one is worn and slumping. Also would be a nice touch if they provided some coffee with the coffee pot etc. I know you should not expect a lot but one pack would of been a welcome. Very nice owner I think a few tweaks and a good place for college bound

Perfect stay in Boulder!
This was the perfect property and location in Boulder! I was there for the CU football game (go Buffs!) and this spot is walking distance to Pearl St, campus, and more! It was warm, clean, and inviting. The hosts were very accommodating and responsive as well. I will definitely stay here again in the future.

Great location, clean, and well-equipped
We enjoyed the convenience of this property. Once we were parked after our daily excursions, we could walk into downtown Boulder for dinner and entertainment. The parking spot is tight if you have a larger vehicle. Helpful tip: the thermostat in the bedroom only controls the heat. The unit in the living room provides the AC. The host helpfully offered ice packs and hiking poles after I sprained my wrist. :)

My son and I stayed at the Guesthouse for several nights while we moved him into his dorm at CU Boulder. We couldn't have been more comfortable or felt more taken care of. The space is lovely, clean, and thoughtfully appointed with everything we needed accessible. We had a few questions while we were there and messaging the host was easy and reply was immediate. For the past two years I have traveled to Boulder periodically for training. This trip I decided to try a VRBO instead of my usual hotel and I am glad I did! This place was in walking distance to great restaurants and shopping. Was private, clean and well stocked with everything I could need. I would definitely stay here again.

Greg’s place was perfect for our week long stay in Boulder. The location was great. Close proximity to a lot of dining options, groceries, Pearl Street and the CU campus. The unit was exactly as described and we liked having the kitchen which provided the option to cook in the unit. Very comfortable for both of us and we would stay there again.
