Please be aware that, although there are twin beds in the down stairs game room, the game room is accessed only through the garage and also has an exterior entrance that leads out to the side yard. Thus, the game room is not suitable for young children to sleep in without adult supervision.

You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver via Superhog. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.
Please note that the setting wood fires in the fireplace is not permitted. The fireplace is decorative only.
AGREEMENT TO SHORT TERM LEASE
This Short Term Rental Agreement (“Agreement”) is for rental of the short term rental property specified in a confirmed reservation, (the “Property”). This Agreement is between: (1) Atlanta Vacation Rentals LLC (“AVR,” “we,” or “us”), acting for itself and for the owner of the Property (“Owner”), and (2) the person(s) who is/are the responsible Renter(s) of the Property (collectively “Renter” or “you”). AVR is a Georgia real estate brokerage (lic. No 80076) representing the Owner and authorized to manage the Property and to receive notice at 2824 Chester Way, Decatur GA 30030.
By booking your rental of the Property with AVR you acknowledge that you have read and understand, and agree to be bound by, all terms, conditions, and policies in this Agreement, including any Unit-Specific Terms (collectively, the “Terms”).
Unit-Specific Terms. Certain jurisdictions and specific homes require Renters to agree to additional terms and conditions (“Unit-Specific Terms”). We will inform you during the reservation process of any Unit-Specific Terms that apply to rental of the Property. If any provision of Unit-Specific Terms differs from the Terms in this Agreement, the provision of the Unit-Specific Terms will control.
Channel Terms. If you are booking through a third-party marketing channel, your booking may be subject to that channel’s own terms and conditions (“Channel Terms”). If any provision of applicable Channel Terms differs from the Terms in this Agreement, the provision of the Channel Terms will control.
RENTAL POLICIES AND GENERAL TERMS
A. Minimum Age. The “Minimum Age” to rent the Property is 21 years of age. You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all Renters who are under the Minimum Age for the entire duration of the rental.
B. Responsible Renter. As the Renter, you agree to be an occupant of the Property for the entire duration of the rental. All other occupants will be family members, friends, other responsible adults over the Minimum Age, or accompanied by a parent or legal guardian. You agree to be solely responsible for your actions and the actions of all family members, Renters, and invitees (collectively, “Occupants”) present at the Property at any time during your stay, and to ensure that all Occupants understand and comply with the Terms.
C. Good Neighbor Policy. Because the Property is a privately owned home, all Occupants must comply with this good neighbor policy. Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to AVR from police, neighbors, or neighborhood or homeowner associations. Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. You and other Occupants agree to abide by all applicable parking restrictions and limitations.
D. Maximum Occupancy. The number of people present at the Property may not exceed the maximum posted occupancy unless we have given you advance written permission to hold an event at the Property, in which case the number of people present at the Property may not exceed the maximum number of people authorized for that event by AVR.
E. No Smoking. No smoking is permitted at the Property (including porches, decks, or outdoor areas) at any time.
F. No Permanent Residence. You agree that your use of the Property is on a temporary, short-term, and transient basis only; that you may not use the Property as a permanent residence; and that your permanent residence is and will remain elsewhere than at the Property.
G. Animals.
G.1. No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens.
G.2. If a pet or pets are authorized in your reservation, then additional pet fees described below must be paid and you must abide by all rules described below. (1) The maximum number of pets is two, dogs only (no cats). (2) The maximum dog weight is 25 lbs. (3) A one-time pet cleaning fee of $70 is due. (4) The daily pet fee schedule is $20 per day, per pet. (5) Animals must be crated when the Renter is not inside the unit. Animals may not be left unattended if they are not in a crate. (6) Tarps are provided in a closet for Renters who have dogs. Dogs may get on the sofa or chairs if a tarp is used; dogs may not get on sofa or chairs directly without a tarp. (7) Pets must be leashed outside of the unit. (8) Barking or other pet noise must not occur. If pet noise is determined to be a nuisance in the sole discretion of AVR, that will be grounds for termination of stay and ejection from the unit (9). Pet feces disposal: Renters must pick up and dispose of pet feces.
H. Events and Commercial Photography; Structures; Charcoal Grills. Events and commercial photography or filming are prohibited at the Property without our express written permission. (If approved, additional conditions and fees may apply.) No tents or other structures may be erected on the property without our express written permission. The use of charcoal grills is not permitted.
I. Internet Connectivity and Electronics
I.1. Wireless Internet and Televisions are Provided for Renter Use. Wireless internet (WiFi) and televisions are provided for Renter use, subject to availability; internet “uptime” varies from time to time and place to place; see paragraph on “Property Condition” below. Credentials for accessing WiFi are posted in the Residence. A number of free channels are available on televisions; Renters are invited to supply their own logon credentials to view any premium or “for fee” content to which they have subscribed.
I.2. Electronic locks and monitoring equipment. Electronic locks and monitoring equipment are installed at the Property. Codes for access to the Property are provided to Renter as part of the booking process. Monitoring equipment installed at the Property may include outfacing cameras (interior cameras are not used), sound sensing devices (these devices report sound decibel level but cannot “listen” to or convey sound from the property), smart thermostats, motion detectors, “door open/closed” sensors, and the like. Tampering with, reprogramming, or disabling locks or monitoring equipment at the Property is a breach of this Agreement and subjects Renter to immediate termination of reservation, removal from the Property, and retention of fees paid to AVR, as discussed below.
J. Criminal Activity Prohibited. Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property.
