Hello, and thank you for considering our home for your stay! While my family and I are off exploring the world, we’re delighted to share our cherished family home with you. It’s a warm, inviting space filled with thoughtful touches to make your stay as comfortable and enjoyable as possible.

To ensure your visit is seamless, our property is professionally managed by Pass the Keys. They provide 24/7 guest support, so you’ll always have someone to assist you if needed. The home is professionally cleaned before each guest, and you’ll arrive to find fresh bed linen, fluffy towels, and essentials ready for your stay. We also provide basic consumables such as toiletries, tea, coffee, and more – perfect for a short getaway.

Our home is designed with family living in mind, offering plenty of space to relax and make wonderful memories. As you step inside you will find our comfortable living room at the front of the house. We have a large cozy sofa and an armchair to relax in whilst you watch TV or read a book during the evenings. We have also provided some board games for the family to enjoy together.

The living room is connected to our dining room, a versatile space with a dining table, chairs, and a high chair for little ones. It also features a play area for children with toys, games and a much-loved toy kitchen set.

At the back of the house is a large, modern kitchen. The heart of our home, the kitchen is bright, stylish, and fully equipped with a large fridge freezer, electric oven, induction hob, microwave, toaster, and a variety of utensils, cookware, and children’s dinnerware. The space is perfect for cooking meals for the whole family. Seating around the breakfast bar is ideal for lazy mornings, enjoying a coffee and chilling out before starting your day. French doors open directly from the kitchen into the garden, blending indoor and outdoor living and making the space bright and cheerful.

Back into the hallway and behind the staircase, you’ll find the utility and laundry room, complete with a washing machine, racks to dry clothes, a freezer, and a convenient downstairs toilet and sink.

Heading Upstairs onto the first floor you will find 3 cozy bedrooms and our bright family bathroom.

Bedroom 1 is our tranquil master bedroom with a king-size bed, wardrobe and chest of drawers. The bedroom is at the back of the house and enjoys peaceful views of the garden.

Bedroom 2 is a versatile room featuring a bunk bed (queen-size below and single above), a large wardrobe and some smaller storage units. The room is a perfect family bedroom as it can accommodate 2 adults on the large bottom bunk and a child (or another adult) on the top single bunk. There are some kids books available on the shelves for little ones to enjoy.

Bedroom 3 is a small and cozy child’s room with a small single bed, additional storage, and more books for little ones to enjoy.

The Family Bathroom is a bright and practical space equipped with a bath, shower, toilet, and basin – perfect for families.

To the rear of the house is our spacious, sunny garden. With a trampoline, mud kitchen for creative play, and outdoor seating. It is an ideal place for relaxing in the sunshine while the kids have fun.

Parking
Free onsite parking is available on our driveway, with space for one car. There is also free on street parking outside of the property.


We hope you’ll feel right at home here. Our family has created so many wonderful memories in this space, and we’re excited to share it with you. With professional management and 24/7 guest support by Pass the Keys, you can rest assured everything is taken care of, so you can focus on enjoying your stay.

Guests have access to the entire property. However, some of the storage has been locked to store our personal items while we are away.
The property can be accessed from the street to the front of the house.
The property has self check in via a keysafe. The code for the keysafe will be given on the day of arrival.

My property management team will be available 24/7 via email, or phone to provide any assistance my guests may need.

Pass the Keys® provides a hotel standard of service for short-let properties. The property is professionally maintained and cleaned, and professionally cleaned linens and toiletries are guaranteed. 24/7 guest support is also available before and during your stay.
The local community-based Pass the Keys® team personally inspects the property and certifies the home has met Pass the Keys® Property Readiness Standard.

We provide complimentary tea and coffee, as well as shampoo, shower gel and soap. Other items provided during your stay are a washing-up pack, toilet roll and kitchen roll. These should last a couple of days. If more is needed, there is a Tesco Express in Broadwater, only 10 minutes walk away.

Check-in time is after 3pm and check-out time is before 11am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
