Cozy Lakefront Cottage

Experience the ultimate retreat at our recently remodeled Highland Lake cabin. This small and intimate 2-bedroom home is a nature lover's paradise. Enjoy the outdoor fire pit, perfect for cozy evenings under the stars. Take advantage of our kayaks, paddle boards, and row boat for endless water adventures. Engage in a friendly game of cornhole or enjoy the private dock, ideal for guests bringing their own boat. With great fishing and water activities, our cabin promises unforgettable memories.

--> IMPORTANT: This is a small two bedroom cottage with four beds. Each bedroom has a queen mattress and then there is two sleeper sofas. One in the living room and then another in the sunroom. Please be aware that to get to one of the bedrooms you have to walk through the sunroom. (Please reference listing photos)

--> IMPORTANT: Our maximum occupancy is set at 6 guests. However, if you are a family traveling with children, we can accommodate up to 8 guests total. Please feel free to inquire for more details!

--> Property is conveniently located 12 min away from Pillsbury State park and 45 min from Keene

This property is located in Rural area of New Hampshire on Highland lake.

The property is on an improved dirt road.

The property has its own private dock

--> Please bring your own life jackets.
--> No parking on the road.
--> IMPORTANT: No boats over 25' are allowed. Please keep in mind that the lake is shallower compared to bigger lakes. Big boats that sit deeper in the water are not recommended. (pontoons, fishing boats and jet skis are recommended).

Make sure you come in through the Washington side of the lake. If you come in through Stoddard you will have to turn around and go all the way around the lake.

The property is located 3 miles down an improved dirt road.

IMPORTANT INFO:

--> Guest have access to Private association beach and boat launch.

--> Make sure to take a picture or print check-in instructions and Wi-Fi info before leaving home as there is no cell service. Also might be a good idea to print directions.

--> This is a rural area and bears are occasionally seen. Please be aware and keep all food inside the home and trash in designated bins.

--> Make sure you come in through the Washington side of the lake. If you come in through Stoddard you will have to turn around and go all the way around the lake.

--> Make sure to bring your groceries on the way in as the nearest grocery store is 30 mins away in Hillsborough and there is a convenience store 15 min away in Washington.

VERY IMPORTANT:

--> IMPORTANT: We are committed to protecting our properties which is why we've partnered with Know Your Guest, the leading vacation rental guest-screening provider.

Please note that before your booking begins, you will need to verify your details through Know Your Guest. AIRBNB GUEST PLEASE DISREGARD THIS SECTION YOU DO NOT HAVE TO VERIFY THROUGH KNOW YOUR GUEST.

You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.

--> If you cancel your reservation 31 days before your check-in we will refund you 100% of your payment minus the Credit Card processing fee of 3.9%. We also recommend all guest purchase trip insurance as it is relatively affordable, and protects you against unforeseen situations.

--> For guest wanting to use provided kayak please bring your own life jackets as we only provide a couple and might not have your size. Also note you will need to sign/agree to liability waiver.

We let are guest have their privacy but if you need something dont hesitate to reach out.

Walk to lake

we are 2 miles from boat ramp

--> This is a very popular fishing lake in the summer and winter. With tournaments happening multiple times a year.

--> Amazing trails are right at your door step. Walking, ATV, horse and snow mobile trails.

--> Guest have access to the Shed. This is where the life jackets, paddles and corn hole will be.

SMOKING FEE DISCLAIMER: We take great pride in providing a clean and comfortable environment for all our guests. To ensure the well-being of everyone who stays in our property, we strictly enforce a no-smoking policy.

SMOKING FEE: A smoking fee of $500 will be charged if evidence of smoking is found within the premises. This fee is intended to cover the costs associated with professional odor removal and restoration of the property to its smoke-free condition.
Our property is routinely inspected for smoke odors after every reservation. If smoking is detected during or after your stay, the smoking fee will be applied to cover the necessary cleaning and restoration processes.
We appreciate your cooperation in maintaining a smoke-free environment for all our guests. Please feel free to ask if you have any questions or need further clarification regarding our smoking policy.

Additional Occupancy Fee Disclaimer:
Our vacation rental property is designed to provide a comfortable and enjoyable experience for our guests. To ensure the safety and well-being of all occupants, we have established a maximum occupancy limit.
Maximum Occupancy:
Please be aware of the maximum occupancy specified in our listing. Exceeding this limit without prior approval is not permitted.
Additional Occupancy Fee:
An additional fee of $100 per person per night will be applied for each guest exceeding the maximum occupancy specified in our listing.

IMPORTANT: We have a doorbell camera, one exterior camera on each side of the house and one exterior camera that faces the driveway. All of them only records when set off by motion.
Please be sure to read this rental agreement (the “Agreement”) in its entirety. The vacation rental property you
have selected (the “Vacation Rental”) may have additional rules, policies, terms and conditions that apply to your
stay, which are found in the description section(s) of the Vacation Rental listing. Among others, this Agreement
contains the following important terms:


Any payments you make are non-refundable. Please read the cancellation policy carefully before booking and
consider purchasing travel insurance (Section 2).


You are releasing JC Property Solutions LLC and the homeowner from certain types of liability and agreeing to
assume certain risks on behalf of yourself and each individual present during the stay (Sections 12 & 13); you are
aware that traveling may increase your risk of contracting COVID-19.


This Agreement requires claims to be resolved through Arbitration (Section 17).


This Agreement contains a Jury Trial wavier and a Class action waiver (Section 19).
By clicking “Book Now” you are acknowledging and agreeing to each term included in this Rental Agreement,
which specifically includes each of the above-described terms and conditions, as well as any applicable rules,
policies, terms or conditions specific to your selected property:

1. BOOKING TRANSACTION. This Agreement is between JC Property Solutions LLC (“The host”) and the individual
completing this booking transaction for the Vacation Rental (“you” or “Guest”). JC Property Solutions LLC
represents the owner of the Vacation Rental. JC Property Solutions LLC provides the Vacation Rental subject to the
terms of this Agreement. You agree that you will be present at the Vacation Rental for the entire duration of the
reservation and that you will be responsible for the actions and behavior of each individual present at the Vacation
Rental during your stay. This includes ensuring everyone in your party or otherwise present at the Vacation Rental
(each an “occupant”) is aware of and in compliance with the terms identified in this Agreement. If you are bringing
a minor as an occupant, you acknowledge and agree that you are solely responsible for the supervision of that
minor throughout the duration of your stay and agree to the terms of this Agreement on each minor’s behalf.
2. PAYMENT TERMS & CANCELLATION. The total amount due, including the base rates, taxes, and fees are
displayed on the checkout webpage for the Vacation Rental. A portion of your total payment may be due upon
checkout, as indicated in the “amount to be charged now” line. The balance is due prior to arrival within the
schedule indicated on the reservation webpage. Please review these amounts carefully. You may cancel your
booking at any time, however, all amounts that have been paid prior to your cancellation will be non-refundable
unless specifically indicated otherwise at checkout. Please review the specific cancellation and refund terms in the
listing you are reserving prior to checkout as exceptions will not be made once your reservation is confirmed.

3. HOUSE RULES & POLICIES. The Vacation Rental may have specific rules and policies regarding pets, the creek on
the property, smoking/vaping, quiet hours, parking, pool and/or hot tub usage, and other local, HOA, or property
regulations. These rules are detailed either within this Agreement, in the description section of the Vacation Rental
listing, in an Exhibit A attached hereto, or as otherwise delivered to you, and are incorporated into this Agreement.

Little getaway vacation!!!
We had fun. The weather was nice even though it rained a little bit. The family had fun kayaking during the day and the pond was nice and relaxing. Bonfire at night. The place is beautiful and clean 👍😊😊😊

Beautiful place to stay a lot of new amenities and very comfortable dogs loved it nice private feel to the yard had a boat a little tough on docking the cove is only 2 to 3 ft deep and a lot of weeds hard to swim at the dock took the boat to the main lake to swim or to the beach down the road all in all was a good week
