Positives:
The beds were comfortable.
The carpet is nice.
Negatives:
It is extremely hot in the upstairs bedrooms, and there is no way to get out of the house from those locations.
The ceilings in both the stairways and upstairs are dangerously low.
The upstairs ceiling does not offer safe passage through the doorway. I RECEIVED A CONCUSSION while hitting my head when walking out of the upstairs bedroom.
The AC unit and HVAC system is not good enough to keep the house cool, and the venting is not adequate for what needs to be supplied.
The 'bedrooms' downstairs do not offer egress in the event of a fire or other emergency. There is no safe way out of the windows, which are too small, will not open, and are too high to reach from the floor.
The downstairs bathroom leaked a large amount of water into the adjoining hallway, and we had to walk through water-logged carpet for most of our stay.
The backyard is unlevel/has holes/divots, making it hard to use. The yard itself has dry, brown, dormant grass, which is not at all enjoyable to spend time on. Ideally, this area would be leveled, watered, fertilized, etc., in order to be a nice greenspace. Additionally, the fenced area, which looks like it could be used for a dog run, is unusable because it is overgrown.
The left oven in the kitchen does not work, or we could not figure out how to make it work.
There is no range hood for the oven. Not sure what the code is on an older homes, but the bottom of the cabinet above the oven looks like it has started to melt in the past, and I believe this to be a fire hazard.
The stairs were carpeted without what looks like an inspection into supportability. They bow under the weight of a person who is just over 115 lbs, and this is concerning.
The flooring downstairs needs work. It appears that whatever is just beneath the carpet was neither inspected nor leveled. In one of the bedrooms, there is a hole in the flooring, noticeable when walking on the carpet. The floor is not level in the downstairs, and is covered up by carpet.
These are the things I noticed. I am not a home inspector, just a person who has owned a few homes over the past 25 years, and have had to deal with all kinds of maintenance issues. The issue I have with the Cozy house is that I had to pay so much, received what I believe to be so little, and was injured due to an unsafe design. And yes, I communicated with the manager about these issues. There was no response, except to the wet floor.
