First of all, check San Francisco crime map. This hotel is located right in the middle of red area.
Although the hotel itself is ok, the surrounding environment is somewhat scary: apparently jobless/homeless people are standing/sitting/lying every 10 meters on the street even though it was still cold winter of February.
There are random yelling outside through the night. I think it is fine for a guy since after all no major crime occurred nearby, but a lady will surely find the place around much uncomfortable.
During my 1-week stay, 2 hotel staff were in charge at the front desk; one was kind and the other was not, although both of them immediately did what I insisted (printing receipts, and reloading a toilet paper roll).
The heater in the room was supposed to turn on automatically at low temperature, and yes it did, but only at an extreme cold. The bed blanket was too thin and I always felt cold as I woke up every morning. As the switch of the heater is controlled centrally, you can't turn heater on at your own will (turning off is possible). There is no cooler or air-con. Only fans. I do not recommend you to open the window for the safety reason.
Apart from those warnings, there are some good points as well.
The location was fairly convenient. A bus stop is just ~ 20 meters away and a couple of bus routes directly take you to the city center, or the northern bay area. Also, only 5 minutes walk takes you to BART station. There are lots of nice bars and restaurants nearby
