Quail Mountain Villa, is our 4 BR, 2.5 BA, custom home, 3400 sq ft. single story home features a unique backyard oasis with spectacular mountain views and an abundance of wildlife to view right from the privacy of the back patio. Situated on 1.25 acres of land, it provides a quiet, private, tranquil retreat in a desert mountain setting. An elegant and covered front porch with comfortable seating is a favorite place for watching the beautiful Arizona sunsets.

A large covered backyard patio offers seating to relax, dine, or watch the outdoor TV at the lighted, custom, natural stone bar. Your Grill master will love the Treager smoker and built in gas BBQ as they gaze upon desert mountain views. Bring binoculars and cameras to capture views of the quail, squirrels, javelina, coyote, bobcat, and chuckwallas you may see on Quail Mountain.

This resort style paradise has a private pool and waterfall with optional heat (extra charge). Outdoor patio furnishings include chases for lounging, dining area that seats 6, and couches and chairs arranged to take in the serenity of the backyard mountain. A free style heater and outdoor tower fan assists with your comfort while enjoying the outdoor ambience. Corn hole game provided for friendly games and fun. This private backyard oasis, with spectacular views of Quail Mountain, proves that this is a truly special property that you won't want to leave. New to the property is the outdoor heated shower made of steel beams!

When the owners of this home are not traveling, they reside in the casita on the side yard of the property. They will respect your privacy and are available to answer questions or assist guests as needed.

This home has an open floor plan and stylish Southwestern décor including custom tile, stonework, and hickory wood doors throughout. The great room has 14’ ceilings with clerestory and large windows that offer amazing views of the backyard oasis. There is also plush seating with recliners for TV viewing, entertaining and a gathering area for conversations. There is another cozy sitting area with a smart TV and DVD, sectional couch and surround curtains for enclosing the room when you desire a quiet and secluded space. The game room has a pool table, TV and dartboard as well as a hightop table for playing board and card games. Cox 1 Gig download speed Wifi is complimentary.

The modern kitchen is bright, spacious and completely stocked to prep and serve feasts. There is both island and table seating with views of the pool, patio and Quail Mountain. Wait until you see the kitchen table that the owner designed and built from a saguaro cactus. Solid hickory cabinets with granite countertops and stainless appliances make this professional grade kitchen perfect for cooking or entertaining. French doors connect the kitchen and great room to the backyard. Both drip and Keurig coffee makers are ready to brew your favorite roast. Starter coffee pods are provided.

~ Quite & Comfortable Sleep ~

All four bedrooms have King beds, Smart TV’s and ceiling fans. The primary suite features a walk-in closet, doors that access the pool and backyard, a massage chair, en suite bath with a jetted tub, snail walk-in natural stone shower and dual vanity sinks. Bedroom 2 uses the powder room and the tub-shower in Bathroom 2. Bathroom 2, a Jack and Jill style with a tub-shower combo, is situated between Bedrooms 3 & 4. Spa quality soap, shampoo, conditioner, and hair dryers are provided for guest use. A powder room is convenient for guests and swimmers.

The dedicated laundry room is well stocked with front load washer and dryer and laundry soap. It has a second refrigerator for overflow food and beverages. There are 4 parking spaces on the driveway. The garage is not available for guests to use.

~ Technology Upgrades ~

This home has the best residential high speed internet available from Cox Communications. Guests can enjoy 1 gig downloads and stream their personal apps from their phones and on all 7 smart TV’s. All TV’s in the home are for streaming apps and not cable equipped. Guests can use their own accounts to Stream Apps such as Hulu Live and YouTube TV for local news and more.

This family friendly home in a peaceful, safe neighborhood in East Mesa. It is a short distance from several golf courses such as Longbow, Superstition Springs, and Arizona Golf Resort. Hikers and bikers will enjoy a variety of close trails and can check out Usery Mountain Regional Park that is only 2 miles away. Tube or kayak on the nearby Salt River while observing native bird species and horses. Other exciting attractions include Chicago Cubs spring training at Sloan Park, Goldfield Ghost Town & Mine, and the popular Tortilla Flat Saloon. Saguaro Lake and Canyon Lake is only a 20 min. drive through beautiful desert landscapes. Both offer daily cruises, boat rentals, and picnic day use areas. The minimum age to rent is 27 years.

We rent to families, couples, and relatives—exceptions to this must be approved prior to confirmation of reservation.

The names of all guests staying overnight at the property must be included on the Rental Agreement’s guest list. Rental Agreement must be signed and returned within 24 hours of booking.

Written approval is required to exceed the standard occupancy of 8 for this home. Guest agrees to limit guests, including infants and children, to standard occupancy of eight (8).

Daytime visitors to home may not exceed four (4) people to include adults, infants and children unless prior permission is granted by owner.
Absolutely NO parties, gatherings or events of any size permitted. Home and community are for quiet enjoyment only. Quite time is 10:00pm- 8:00am and is strictly enforced.

For guest security, on the outside of the home has a security camera that faces the street & driveway. A second camera that faces the front courtyard entrance. No cameras view the inside or back of the home.

NO pets (including visiting pets) are allowed inside or outside the home. The owners and some guests have severe allergies, and the home must remain pet free. $250 fee if unauthorized pets (including support animals) are found on the property.

NO Hair Dyes or Bleach products allowed inside the home. Replacement costs for damage or staining resulting from these products, will be charged to the guests.

Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits.

Property owner reserves the right to require a refundable security deposit.

All TVs are for streaming and not satellite or cable serviced.
Absolutely NO hair dye allowed inside the home. Guests who stain any sheets, towels, or other items with hair dye will be charged for replacement of the items or additional cleaning fees as required.

Owners reside on the property in separate living quarters. They will be respectful of guest privacy at all times. However, they are available for questions and or assistance if needed.

The optional pool heat is $70.00 per day to heat the pool to 80º F. Recommend pool heat for October through April for comfortable swimming. Guests who want pool heat must notify the owner and pay the pool heat fees within five days of arrival to ensure the water is at the minimum of 80 degrees. Only the homeowner is permitted to turn on the pool heat or adjust the temperature. Any tampering with pool heat temperature settings will result in additional charges.

Guests who are paying the monthly reservation rate will be charged an additional daily electricity fee for any days that fall in the months of May through September.
