INDOOR LIVING: Living room with indoor fireplace, Smart TV, 4-person dining table with a countertop for 5-person additional seating, a huge open concept living room, and board games. Has 2 full bathrooms.
KITCHEN: Fully equipped, stainless-steel appliances, cooking oil & basic spices, coffee maker, and every cooking utensil you’d need (including barbecue tools).
GENERAL: Premium Linens/towels, washer/dryer, complimentary toiletries, hair dryer, air conditioning, and ceiling fans.
PARKING: Parking available for two - three cars. Limited space and turning area for RV's and trailers - please contact hosts in advance with questions or concerns.
Cleanliness is our highest priority! In between each group we mop all floors, vacuum all carpets, scrub all surfaces in the kitchen and bathroom, replace the shower liner, wash all bedding (including quilts/shams), bleach all sheets and towels, and make sure everything is back in it's place before our new guests arrive.
Maintenance, aside from emergencies, will only be able to be tended to during business hours (8 a.m.–5 p.m.). Feel free to message us at any time if you have any questions, and we'd be happy to assist you!
IMPORTANT NOTE: All guests are REQUIRED to SIGN the Renter's Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.
Additional rules
1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.
2. It is a "must" to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.
3. No unregistered guests/visitors unless preapproved
4. Please keep noise to a minimum after 10PM and always be respectful of the
neighbors and other tenants in the building.
5. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.
6 If bringing a pet:
6.1 We don't allow puppies (less than 1 year old), German shepherds, or huskies.
6.2 A pet fee of $75 per is required. Please message us to let us know so that we can send a request for the deposit.
6.3 Please clean up after your dog (pick up your dog's poop)
6.4 No pets allowed on furniture or beds.
7. Follow state laws when using fire pit. Please make sure not to leave fires unattended.
8. For noise complaints:
8.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out.
8.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.
9. Please be mindful of neighboring personal property such as swing sets. Do not let children play on or use this without prior written permission.
10. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $250 for extra cleaning.
Follow all check-out procedures:
1. Take out all trash
2. Wash dishes (or start dishwasher)
Note:
* A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the couches). All damages will also be charged to guest.
* Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late checking out guest will be charged $100.
* Any costs incurred by the host as a result of a late check out will be passed on to you.
